Highlights of this program include loans from $1,000,000 to $5,000,000 with a typical loan to value ratio of 70%. On a case by case basis, higher loan amounts and loan to values may be considered.
Another highlight of ths product is that there are no restrictions for having more than 4 financed properties. Since this is a portfolio product, they will look at the overall loan quality.
For a very strong borrower on a case-by-case basis, loan amounts of up to 10,000,000 have been approved in this program. This is subject to final investor underwriting.
Given that a recent search of Greenwich area properties listed at 1.5 Million or more yielded over 700 properties, I would say there is a need for this financing to help move some of the local inventory. A portfolio product such as this is needed in this time of low liquidity.
These loans have minimum fico scores of 680 and 700. Be prepared to show plenty of post closing assets as well.
